Before a builder can build under a VA One-Time Close, the lender reviews the builder's package and accepts them into its construction program. That review covers business fundamentals: licensing, insurance, and financial criteria. Every builder on this list has completed that process, which means your project doesn't wait on builder paperwork to start.
Here is what registration is not: it is not a rating, an endorsement, or a recommendation of any builder's work. Neither the lender nor NoSo Funding has inspected these builders' construction quality, and inclusion on the list is not an assessment of it. The builder you choose is one of the biggest decisions of your project, and that decision is yours. Check references, visit homes they've built, verify their license and insurance are current, and get everything in writing.
Service areas on the list come from builder websites and public listings. Always confirm directly with a builder that they'll build where your land is.
That's normal, and it's not a dead end. Builders register with the lender per project, and I walk new builders through it on every loan; it typically takes a week or two alongside the rest of the process.
