Understand the cost of building first
Many people assume building will cost less than buying an existing home. For a custom home, that usually is not the case. Based on the VA construction projects we currently see across North Carolina, South Carolina, Georgia, and Tennessee:

We rarely see complete construction projects below $300,000, and many exceed $600,000. On top of the construction contract, land, site work, contingency, construction interest, inspections, and draw fees can increase the total project cost. The final number depends on your location, land, site conditions, home design, finishes, and builder.
Understanding the likely cost early can save you months of searching for land that does not support a financially realistic project.
If the numbers show that building is not the right fit, that is completely normal. Many veterans ultimately decide to purchase an existing home instead, and our VA purchase rates are very competitive if you go that route.
